BETHEL — The Planning and Zoning Commission unanimously approved this week a proposal to build 71 two-story, colonial-style homes on Maple Avenue and Maple Avenue Extension.
Toll Brothers, a home builder with an office in Newtown, plans to subdivide the 24.6 acres of land into lots of 6,000 square feet or larger. At least six of those acres, or 25 percent, would be set aside for open space.
The developer had also requested to change the zoning designation in the area from R-10 to Design Conservation District, which aims to promote developments that preserve wetlands, floodplains and steep slopes.
“The commission has carefully reviewed all aspects of the proposed zone change and determined that designating the property as Design Conservation District will allow for the preservation of open space, reduced infrastructure needs, and promote a more sustainable development of the property,” P&Z commissioners wrote in the March 24 minutes.
The south side of Maple Avenue Extension where the development will be built is currently occupied by Bethel Sand & Gravel.
