Four Corners’ developer plans touted as key to revitalization

A focal point project for the Four Corners revitalization project is one titled, “Brookfield Village,” and it encompasses a major mixed-use blend of retail and residential space that will require demolishing existing buildings between the current Rocco’s restaurant space, which now has been resigned as the ”Hot Stone Steakhouse Grill” on the southern end of the 800 Federal Road block, and the Subway restaurant next to the Mobil gas station.

Other approvals pending in the Four Corners area are for incentive housing projects, which is a blend of market-rate and affordable apartments based on the town’s median income. Condominiums are also proposed.

The developers, Unicorn Contract0ing, were delayed in progressing on their plans for 79 incentive apartments and 21,000 square feet of commercial space because of parking issues in the front. Those are now resolved with the purchase of five acres on nearby Station Road where they will be able to have adequate parking. They, too, intend to seek a revision of their plans to build 24 market-rate condominiums, and create a two-acre park space in that vicinity. Project manager Allan Rothman said the hope is that the changes can be made such that work can begin on the project by the end of the year.

Selectman Bill Davidson, the former first selectman who has long been pushing the Four Corners’ revitalization effort, said he believes this is the project that will launch the renovations, and eventual creation of Brookfield’s first downtown destination.

“This is the beginning of really changing Four Corners,” Davidson said of the plans.

“We look forward to moving ahead,” said developer Paul Guillaro.
